Building authorities have been quite busy in recent months, which you may have noticed even if you are not currently involved in any construction or reconstruction. The new Building Act will enter into full force on 1 July 2024, which has certainly not escaped your attention. Currently, the media is mainly occupied with reports about the strain that the building authorities are now under, as most builders are still trying to submit their applications under the current Building Act. There is also a lot of discussion about the planned Builder's Portal, particularly when and if it will be fully operate (in light of the latest decision by the Office for the Protection of Competition). Unfortunately, the factual changes and innovations that the new Building Act will bring into practice do not receive as much attention as such a crucial topic deserves due to the above-mentioned "problems".
Some experts call the new Building Act revolutionary, and we want to keep you in the loop. That's why we've decided to provide you with a clear overview of the latest changes. However, given its scope, it is not realistic to cover all the changes in one article. In order to give you a clear overview and not overwhelm you with a mass of information, we have prepared a series in which we will gradually discuss all the important changes. Although there will not be as much upheaval in the building authorities as it originally seemed (the Supreme Building Authority will not be established), there still will be changes. In the next article we will describe these changes concerning the organization of building authorities, the planned Builder's Portal or the issuance of opinions for construction proceedings in more detail.
There are also changes in the case of structures, both in their categorization and in the case of legalization of illegal structures. We can also expect new developments in the case of individual procedures regarding building permits or their final inspection.

Changes are also taking place in the area of spatial planning. The most frequently mentioned novelty is the abolition of the possibility of a shortened procedure for processing a change in the spatial plan. However, there are more changes in this sphere - we will discuss the most important ones in one of the following parts of the series.
To make it not quite easy, the law of course brings a number of other innovations that cannot be categorized as nicely as the changes listed above. So in the last part of the series we will discuss in more detail those that are really important but do not fit into the boxes above.
